*Property Manager – Multi-Family*
A locally owned Real Estate Development company (Edge Management) is hiring a Property Manager with Multi-Family experience in our new Asset (Property) Management department.
The PM will manage a variety of property management duties.
This is a growth position that will be instrumental helping to build the property management wing of the company.
Edge is growing and serving multiple small multi-family units (10-100) and commercial buildings (office, retail, and industrial) throughout the Portland-Metro area.
Our office is based out of NW Portland.
*Must Have:* *At least 2-3 year of multifamily property management experience working with multiple properties at different locations at one time.
Prefer AppFolio experience.
* *General Scope:* This position is responsible for protecting, maintaining, and enhancing the value of the real estate assets by performing the following duties and functions: *ESSENTIAL DUTIES AND RESPONSIBILITIES* * Manages day-to-day multi-family portfolio * Meets company goals and tenant requirements by filling vacant space with qualified tenants.
* Supervises maintenance and projects for the property.
* Engages, contracts, and manages vendor relations.
* Performs market analysis, leasing data, and reporting for multifamily portfolio.
* Assists the Director in maximizing the overall value of the real estate portfolio.
*SUPERVISORY DUTIES* * Oversees the process for site-specific documentation and initiatives, including tenant rent rolls, lease compliance, property accounting, vendor lists, and emergency procedures.
* Oversees the negotiations for service contracts to achieve higher performance and market pricing.
* Maintains compliance for all government and property programs, including meeting all timelines for required paperwork.
* Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
* Authorizes emergency decisions.
*FINANCIAL DUTIES* * Develops operating budgets for multifamily projects that maximize the operating property, cash flow requirements, and leasing strategy.
* Reports monthly and quarterly financial statements, including operating variances from budget, cash management, and strategies for collecting receivables for multifamily projects.
* Supervises tenant billings, prepares vacancy reports, enforces tenant compliance, and performs landlord obligations.
* Review invoices for payment before processing through accounts payable.
* Communicate with the accounting department to ensure the accuracy of accounts receivable and payable.
*MAINTENANCE DUTIES* * Oversees and supervises all operational building services for multifamily properties, including landscaping, recycling, custodial, curb appeal, etc.
* Develops a network of emergency services available for 24-hour per weekend coverage as required for multifamily projects.
*ADMINISTRATIVE / OFFICE DUTIES* * Works collaboratively in a team environment with a spirit of cooperation.
* Keeps accurate records of current space conditions, including roof, HVAC, utilities, and special circumstances.
* Maintains complete and accurate property files and records according to department systems, emphasizing documentation for future reference.
* Provides prompt, detailed, and accurate general status reports on all properties assigned.
* Maintains punctual, regular, and predictable attendance.
*MARKETING / LEASING DUTIES* * Maintains excellent condition of vacant space to present to qualified tenants.
* Oversees and authorizes all premarketing and ongoing marketing efforts, including but not limited to signage and staging for multifamily portfolio.
*TENANT RELATIONS DUTIES* * Manages tenant relations and coordinates repairs and maintenance requests, understanding rent charges, lease issues, and other tenant concerns.
* Displays excellent communication skills, including presentation, persuasion, and negotiation skills required in working withcustomers and coworkers, including communicating effectively and remaining calm and courteous under pressure.
* Demonstrates a positive, professional, and client-oriented attitude about the company with coworkers, tenants, clients, and the public.
*QUALIFICATIONS* * Ability to perform essential job duties with or without reasonable accommodation and without posing a direct threat to the safety or health of employees or others.
* Ability to take direction respectfully.
* Real Estate Broker’s or Property Management License preferred.
* Driver’s license required.
*EDUCATION AND/OR EXPERIENCE* * Bachelor’s degree preferred.
* 3 years of related property management experience and/or training OR equivalent combination of education and experience.
* AppFolio software experience preferred.
* Experience in a supervisory role and a successful track record of accomplishments.
*REASONING & LANGUAGE SKILLS* * Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
* Ability to write reports, business correspondence, and procedure manuals.
* Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
* Ability to define problems, collect data, establish facts, and draw valid conclusions.
* Ability to interpret various technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
*COMPUTER & MATHEMATICAL SKILLS* * Ability to work with mathematical concepts such as probability and statistical inference and fundamentals of plane and solid geometry and trigonometry.
* Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
* Strong computer application skills, which may include database, spreadsheet, report writing, project management, word processing, presentation creation/editing, communication by e-mail, and scheduling software.
Work is mostly M-F 8-5, but some evenings and weekends may be needed.
Some driving is needed to various Portland/Metro sites.
Will be on-call for maintenance emergencies a few times per year.
Job Type: Full-time Pay: $55,000.
