*LEASING SPECIALIST* *Come join a wonderful team at a gorgeous property with strong commission and HIGH leasing potential!* _*JOB DUTIES – ESSENTIAL FUNCTIONS:*_ _Job Duties:_ · _Achieves all sales goals set forth by their manager on a consistent basis.
_ · _Strives to achieve revenue goals by daily review of leases and guest cards to ensure they are meeting data and lease quality standards.
_ · _Tours prospects throughout the communities within their property while trying to find them their new home.
_ · Follows up with leads to ensure the prospect has found a new home.
· Holds open houses on Saturdays and Sundays.
· Completes daily property walks, opens vacant units and coordinate any maintenance issues that may come up on the property walk.
· Monitor use of community facilities, including laundry, mail, and common area facilities.
· Establish rapport with prospects and tenants and provide personalized service.
Leasing and Marketing: · Achieves revenue goals by demonstrating the value in our communities and continuously meeting or exceeding leasing goals.
· Supports the marketing functions through recording accurate data on prospects and new residents, and by keeping informed of the competition.
· Posts Craigslist Ads and other ILS ads as needed Administration: · Aids in achieving financial goals by effectively qualifying prospective residents.
Updates records as necessary.
· Contribute to the team effort by being aware of and relaying information regarding the communities’ general appearance and conditions that could have an impact on our ability to maintain a quality living environment and lease apartments.
· Follows up on delinquent and past due balances with the assistance of the Property Manager.
· Ensure completion of checklists, forms, and logs; print resident documents, schedule move-ins and perform follow-up calls.
· Coordinates day to day property maintenance including move in and move out inspections as needed.
· Identify trends in traffic and leasing velocity; complete weekly market survey.
Have solid knowledge of the surrounding competition.
· Follows up on lease renewals and coordinates the signing of renewals with Property Manager assistance.
· Inform residents of any changes to the rental agreement or upcoming problems with the property PUBLIC RELATIONS/RESIDENT RETENTION · Promotes positive, proactive resident relations by working to make the living experience, particularly the first and last impressions, of the highest quality.
Skills and Qualifications · Previous sales and customer service experience.
· Strong sales and customer service skills; public relations; computer literacy; detail-oriented and organized; ability to interact effectively with prospects, residents, peers, and management.
· Team player that consistently meets and exceeds expectations.
· Ability to use MS Office and Google Apps.
· The position requires reasonable use of a car for floating leasing.
Job Type: Full-time
Pay: $18.
50 - $20.
